New Macromonitor Data Centres report - Boom in demand for data centres being met with tremendous growth in construction
Macromonitor is set to release Australia's first detailed report into the value of data centre construction - one of Non-Residential Buildings fastest growing sub-sectors.
Data centres is a burgeoning industry in Australia. This week we saw AirTrunk, one of Australia's major providers, selling for $23.5 billion dollars. The construction of data centres has been the fastest growing segment of non-residential building in Australia over the last four years. Macromonitor's new report will, for the first time, provide detailed information and forecasts for data centre building,
The initial rise in the sector during the late 2010's was sparked by the adoption of cloud services (which are ran through data centres) such as Amazon Web Services, Microsoft Azure and Google Cloud as businesses and governments relocated core infrastructure onto these platforms. More recently, the rapid development of artificial intelligence has created the need for further expansion, requiring greater computing power and, in turn, larger and more energy intensive data centres.
These developments have created unprecedented demand and, as such, local and international data centre providers have begun constructing new and expanding older data centres across Australia. The value of construction work commenced rose from a recent low of $385 million in 2019/20 to a current peak of $2.6 billion in 2023/24, a 540% increase. Most of this work has been done in New South Wales and Victoria (as seen in the chart above).
Another indicator of increasing supply is the total capacity of data centres measured in megawatts (MW). 2023/24 saw a 45% increase in MWs while the historical increase is around 20% each year over the previous decade.
The new Macromonitor report will show the future direction of the sector and will feature historical data and forecasts for the next 10 years, including the value of work commenced, work done and total MW capacity. Forecasts are based on extensive research of future data centre construction projects and analysis of industry trends and technologies.
